Steven Bianco is a managing director in Citrin Cooperman’s Audit and Attest Practice with more than 10 years of professional experience in public accounting. Steve provides accounting, auditing, and tax services to real estate owners, operators, investors, and developers, as well as re al estate investment trusts (REITs), that are involved in a broad mix of properties, including commercial, residential, retail, and properties under development. He also advises hotels and other hospitality organizations.

Steve has extensive experience with preparing and reviewing generally accepted accounting principles (GAAP), income tax basis, and special purpose financial statements, reviewing partnership and corporate tax returns, and performing real estate tax certiorari and operating expense escalation audits. In addition, he develops tax projections for potential sales and purchases, including like-kind exchanges, as well as determining the tax implications of various types of debt restructurings. Steve’s experience also includes analyzing new construction developments and reviewing client operations and internal controls to isolate areas of risk and recommending ways to strengthen internal controls. Steve also reviews and analyzes financing agreements, loan covenants, leases, and partnership agreements, including complex distributions waterfalls.
